It might mean less demand for certain kinds of real estate (country real estate in particular) but there is a big urbanization trend continuing in Japan, so REITs that want to own residental high rises in Japan might do very well. Or office buildings. A falling population may change the consumer preferences in real estate as well, but that doesn't mean that there aren't great opportunities in specific segments or markets. Ugly, a falling population doesn’t mean less demand per se. It might mean less demand for certain kinds of real estate (country real estate in particular) but there is a big urbanization trend continuing in Japan, so REITs that want to own residental high rises in Japan might do very well.

Less people = less demand for real estate. Better to look at Japanese robot tech which they and South Korea have chosen over unlimited immigration to replace their falling population.
