		<description>Regarding the ratio between improvments and land; I&#039;ve found that the IRS guidelines describe the Fair Market Value as the proper way to do this, though they also indicate you *can* use the ratio provided by the tax assessor, but that would not be to your advantage.  I&#039;ve developed a document that describes this whole concept.  Send me an email if you want a copy of it.</description>

		<description>Another option for depreciation would be to have someone do a Cost Segregation Study (Chattel Analysis) on your property to seperate 5yr and 15yr elements from your RE investment unit to increase your cash flow up front.  I recommend ChattelExperts at $645 for a SFH, or ChattelPros at $795 for a SFH.  Both did a great job for us.  If you want to see a copy of the report, email me.</description>
